Subfloor Replacement Project for a Very Old House Flip in Austin, Texas

As part of a full renovation and house flipping project in Austin, Texas, our team completed a major subfloor replacement. We removed the damaged flooring, inspected the framing, reinforced the structure where needed, and installed new OSB subfloor panels to create a strong, level base for the future finished flooring. This type of work is one of the most important steps in bringing an older property back to life and preparing it for resale.
Project Overview
Phase 1: Demolition of the Damaged Subfloor
Our team completed full demolition of the old subfloor in the affected areas, removing deteriorated wood panels and exposing the framing below for a full inspection.
This phase included:
  • Removal of the old damaged subfloor
  • Opening the floor system to expose the framing
  • Separating and removing deteriorated materials
  • Preparing the area for structural evaluation
Removing the damaged subfloor was a critical first step in restoring the home and preparing it for a clean, solid rebuild.
Phase 2: Cleanup and Disposal of Deteriorated Material
Once demolition was completed, we cleaned the work area and removed all loose debris, damaged wood, and leftover material from the floor system.
Old house flip projects often involve hidden damage, and keeping the area clean during demolition makes it easier to assess the true condition of the structure and move efficiently into the rebuild phase.
This phase included:
  • Cleanup of loose debris and demolition waste
  • Disposal of deteriorated wood material
  • Clearing the floor system for inspection and repair work
  • Preparing the space for reconstruction
Phase 3: Installation of New OSB Subfloor Sheathing
After structural preparation was completed, we installed new OSB subfloor panels throughout the rebuilt areas.
The new subfloor created a fresh, solid surface and moved the house one major step closer to the finish stage of the renovation.
This phase included:
  • Measuring and cutting new OSB subfloor panels
  • Installing new subfloor sheathing over the prepared framing
  • Fitting panels properly throughout the space
  • Rebuilding the floor system with new structural sheathing
At this stage, the home had transitioned from demolition and repair into a clean rebuild ready for finishing work.
Phase 4: Fastening and Leveling the New Subfloor
We installed high-quality luxury vinyl plank (LVP) flooring throughout both rooms. LVP is a popular flooring solution in Central Texas homes due to its:
• Moisture resistance
• Durability
• Low maintenance
• Modern wood-look finish

Each plank was installed with proper spacing and alignment to allow for natural expansion and contraction. Clean transitions were installed where needed to maintain a seamless flow between spaces.

Final Result
This subfloor replacement project was an important part of restoring a very old house during a full flip in Austin, TX. By removing the damaged materials, inspecting and reinforcing the framing, and installing new OSB subfloor panels, we helped transform the property from a distressed condition into a solid structure ready for the next phase of remodeling.

What our clients say about us
We were fortunate to contract with Kir Ostrovskii to clean and repair our decks and patio. We had neglected them since the pandemic and needed some tender loving care. Kir provided excellent guidance about how to clean and oil the ipe deck and power wash our stone patio. The outcome was a lovely deck and patio that looked almost new! It has become a more welcoming space. Thanks, Kir!
Kir did and excellent job of restoring/refinishing our teakwood deck at a reasonable price. He was conscientious and completed the work as promised and in a reasonable time.
I have requested Kir’s service several times. Always arrives on time and does great job. I would highly recommend him!
Kir is a real jack of all trades. He helped me numerous times with home repairs, always on time, always clean work. From drywall repair to
appliance installation, from deck repair to upholstery cleaning, he got everything covered. He is not the cheapest guy, but VERY REASONABLE AND FAIR.
Don't hesitate to hire him, you will NOT regret!
